New fish tank advice?

I just got a new 40g tank for two Discus. I have a heater and filter system. Nothing is hooked up, the tank doesn't even have water yet. What do I need to do to prepare for the fish? Do I need to let it filter out for a certain amount of time? Chemicals? Water conditioner? I am completely lost here guys, new Discus owner.
